CMS installs penetrating sealers such as silane/siloxane water repellents that keep chloride- and water-borne contaminants out while allowing the slab to breathe—ideal for exterior drive lanes, docks, and sidewalks exposed to de-icing salts and freeze–thaw. For interior and covered areas that need film protection and easy cleaning, we apply film-forming systems such as acrylic “cure & seal,” high-build epoxy, polyurethane, or fast-cure polyaspartic topcoats to provide gloss or matte finishes, improved chemical resistance, and optional non-slip texture for safety.
Long-term performance begins with preparation. Our team cleans and profiles the surface to the appropriate ICRI concrete surface profile (CSP), removes oil and contaminants, repairs joints and cracks, and performs moisture/pH testing (ASTM F2170/F1869 where applicable) to ensure compatibility. When elevated readings are present, we can install epoxy moisture-mitigation systems before sealing. We also offer low-odor, low-VOC options and can incorporate aluminum-oxide or silica traction additives to help meet slip-resistance targets in wet areas.
